Payouts to owners on Huurmarkt

In short

As an owner, you receive your payout via Huurmarkt once:

  • The rental period has correctly started or completed
  • There are no open disputes
  • The payment has been processed successfully

Payouts go through an external payment provider (e.g. Stripe Connect) to your linked bank account.


How do I receive my payout?

When a renter confirms a booking and pays:

  • The amount is processed securely through Huurmarkt
  • The funds are temporarily held
  • The payout is released according to the payout policy

The payout is transferred to the bank account you've linked to your account.


When do I receive my payout?

Exact timing depends on:

  • The start or completion of the rental
  • Any disputes
  • Provider processing times
  • Internal security checks

In general:

  • Payout occurs after the rental has been completed correctly
  • No open claims or disputes
  • Any deposit processing must be finished

Two separate periods apply. We control the first: the payout is initiated once the booking is completed — after you confirm the return, and otherwise automatically 72 hours after the last rental day. If damage has been reported, it happens after the decision on that report. The bank controls the second: from that point the amount is usually in your account within one business day, at the latest within three.

You receive a notification when the payout is initiated.


How does Stripe Connect work?

Huurmarkt uses an external payment partner to:

  • Process payments
  • Temporarily hold funds
  • Handle payouts to owners

Important:

  • Huurmarkt controls when payouts occur
  • A maximum hold period may apply
  • This may affect the maximum rental duration

Bank processing usually takes one business day, three at the most.


What happens on cancellation?

Renter cancellation before start:

  • Renter is refunded per the cancellation policy
  • No payout occurs

Owner cancellation:

  • Renter is refunded
  • Owner does not receive a payout

What happens on no-show?

Renter no-show:

  • The rental price may be retained per policy
  • Payout may occur depending on the situation

Owner no-show:

  • Renter is refunded
  • No payout occurs

What happens in a dispute?

If a dispute is opened:

  • The payout may be temporarily paused
  • The situation is investigated
  • A decision is made under platform policy

While a dispute is active, the payout can be held.


What about service fees?

The renter pays the rental price, the deposit and any delivery costs. The service fee and the protection fee are not added on top of that: they are deducted from your payout.

As an owner you receive:

  • The rental price and any delivery costs
  • Minus the service fee (typically 10%, at least €2)
  • Minus the protection fee, if protection is enabled on your listing

The deposit runs separately and is handled under the deposit policy.


How do I set up my bank account?

To receive payouts:

  1. Go to Settings
  2. Open "Payouts"
  3. Add your bank account
  4. Complete the verification process

Payouts cannot occur without a verified bank account.


What if my bank details are wrong?

If your bank details are incorrect:

  • The payout may fail
  • A delay may occur
  • You must correct your details

Always check your bank details before publishing a listing.


Can payouts be delayed?

Yes, in some cases a payout may be delayed due to:

  • Technical processing
  • Security checks
  • Account verification
  • Unusual transaction patterns
  • Legal obligations

This protects both the platform and its users.


Can I track my payout?

Yes.

In your dashboard you can:

  • View pending payouts
  • See processed payouts
  • Download transaction overviews

Bank processing times are outside Huurmarkt's control.


Taxes and administration

As an owner you are responsible for:

  • Reporting income
  • Complying with tax rules
  • Issuing correct invoices where applicable

Huurmarkt can provide transaction overviews but is not responsible for users' tax obligations.


Important

  • Never request payment outside the platform
  • Don't share bank details via chat
  • Keep your account information up to date

Abuse or fraud can lead to:

  • Suspension of payouts
  • Account restriction
  • Permanent removal
