Renting and renting out safely

Huurmarkt brings renters and owners together. Below is what we check, what the owner sets themselves and what protection covers. And what it doesn't.

Identity check

For some bookings we check who the renter is.

  • You can create an account without an ID. You need a verified email address and phone number.
  • The owner switches on, per listing, whether the renter must have a verified identity, and optionally a verified driving licence. What applies to a listing is shown on that listing, before you book.
  • If Huurmarkt protection is on for a listing, you either verify your identity or book without protection. Then only the deposit applies.
  • Our partner Didit does the check: a photo of a valid ID and a selfie. The document, whether a real person is in front of the camera and whether the face matches the photo are checked automatically. If you can't get through, a team member reviews it via Support.
  • Huurmarkt only keeps first name, last name, date of birth, nationality and document type. No copy of your document and no biometric data.

Ownership check

For homes we ask for proof of ownership.

  • Anyone listing a home must upload proof of ownership, for example a title deed, a purchase deed or a mortgage document. Without it the home listing can't be published.
  • That document is only for the check. It is never shown publicly and renters can't see it.
  • For other categories, proof of ownership may be asked for, depending on the category.
  • In doubt about a listing? Report it via Support.

Protection

Huurmarkt protection (HPS) is not insurance and Huurmarkt is not an insurer.

  • If protection is on for a listing, it has two layers: the deposit and a risk pool that Huurmarkt manages itself. In case of damage the deposit goes first, then the risk pool.
  • A damage report needs check-in and check-out photos, a verified renter and damage that happened within the rental period.
  • There is no right to a payout. Huurmarkt assesses every report within the limits of the pool and the terms, and there is a maximum per report.
  • Misuse, negligent use, illegal use and damage outside the rental period are not covered.
  • The owner switches protection on or off per listing, and it does not apply to homes or vehicles. Whether it applies is shown in the booking summary beforehand.
  • It only applies to bookings made through Huurmarkt.

How to stay safe yourself

  • Talk and pay through Huurmarkt. Don't agree anything outside the platform.
  • For a home: never pay before you have viewed it.
  • Never send your ID, driving licence, BSN or verification code through the chat. Huurmarkt and owners don't ask for it.
  • See something suspicious? Report it straight away via Support.
