Protection on Huurmarkt

In short

  • Huurmarkt Protection is not insurance and Huurmarkt is not an insurer.
  • Bookings of a listing that has protection enabled fall under the Huurmarkt Protection System (HPS): a deposit plus a risk pool managed by Huurmarkt.

How is my rental protected?

On Huurmarkt you don't buy a separate insurance policy. Protection is built, via the Huurmarkt Protection System (HPS), into every booking of a listing that has protection enabled.

HPS has two layers:

  1. Deposit — first layer, encourages careful behaviour and absorbs the first damage.
  2. Protection fee / risk pool — a fee per booking (depending on product value, category, period and deposit) goes into a pool managed by Huurmarkt from which damage may be compensated.

In case of damage, handling follows that order: the deposit first, then the risk pool. Any amount left above that can be recovered by the owner directly from the renter.

What does protection cost?

The protection fee depends on the product value, the category, the rental period and the deposit (a higher deposit lowers the fee). The fee applies when protection is enabled on the listing.

Which damage may qualify for compensation?

Included:

  • Accidental damage during the rental period

Not included:

  • Misuse or negligent use
  • Illegal use
  • Damage caused by unauthorized persons
  • Damage outside the rental period

If the damage is not included, the renter is fully liable.


How do I report damage?

A damage report is only taken into assessment when all conditions are met:

  • ✅ Check-in photos of the item exist
  • ✅ Check-out photos of the item exist
  • ✅ The renter is verified
  • ✅ The damage occurred within the rental period

No photos = renter liable.

So always take photos at pickup AND return. This is not a suggestion — it's a hard requirement.

Meeting these conditions does not mean a payment follows automatically: Huurmarkt assesses every report individually.


What should I do at damage?

  1. Stop using the item if needed.
  2. Take photos of the damage immediately.
  3. Report the damage through the platform — not outside Huurmarkt.
  4. Submit evidence in the chat or damage form.
  5. Wait for the assessment.

Frequently asked questions

Do I need to take out my own insurance?

That's up to you, and it may well be sensible. Huurmarkt Protection is not insurance: there is a maximum per report, misuse and negligence fall outside it, and there is no entitlement to payment. If you're renting out or renting something whose risk you'd rather not carry yourself, discuss it with your own insurer or broker.

Can I use my own insurance?

Yes — your own policies stand apart from Huurmarkt Protection. Do note that many private home contents, travel and liability policies exclude renting out to third parties. Check with your own insurer before relying on it.

What if the damage exceeds the risk pool maximum?

The risk pool currently compensates up to €2,000 per report. That maximum is set by Huurmarkt and may change. Any amount above it can be recovered by the owner directly from the renter; Huurmarkt mediates where possible.

Does protection apply to every listing?

No. The owner enables or disables protection per listing, and it does not apply to housing or vehicles. Whether protection applies is shown up front in the booking summary.


Important

  • Never make side agreements outside the platform — protection only applies to bookings made through Huurmarkt.
  • Always take check-in and check-out photos. Without photos, no report.
  • Keep all communication in the Huurmarkt chat.
