A cottage for a long weekend, a static caravan for the summer holidays, a furnished apartment for the months between two homes: on Huurmarkt you rent a holiday home or temporary housing in the Netherlands directly from the owner — a private owner letting out their own place, or a company offering its accommodation through Huurmarkt. You book per night, see the deposit before you pay, and agree the check-in and check-out times with the owner. Looking for an apartment or room for longer, and you do not book here — you respond, for free, to the listing.
The three routes behave differently. Holiday & short stays and Temporary housing (e.g. property guardianship) are both booked as a stay: per night, with a deposit, paid through Huurmarkt, capped at ninety nights per booking. Long-term rental is a different product — no booking, no payment and no deposit through the platform; you respond, the landlord invites candidates, and you sign the tenancy agreement together. Accommodation type is the only filter that works across the whole category, with twenty-two values from House and Apartment to Static caravan, Tiny house, Houseboat, Group accommodation and Campsite pitch.
Not everything holiday-shaped sits here. A caravan, folding trailer or camper van — a place to sleep that you tow behind your car — is under Vehicles & Mobility; a static caravan that stays put belongs here, as does a houseboat you sleep on, while a boat you actually sail is under Watersports. Ninety nights per booking is a hard limit in the system, and your own bookings at the same place add up if they are less than fourteen days apart. Note that the Dutch market calls anything up to roughly four months a short stay, so Huurmarkt sits below that. Temporary housing and property guardianship fall under those same stay rules: you settle per night there too, while in that market a monthly usage fee of roughly one hundred to a little over two hundred euros is common (market picture, not a Huurmarkt price). Want to stay longer, and you either agree it directly with the owner, off the platform, or take the long-term route — where Dutch tenancy law and tenancy protection do apply.
The listing shows the bare monthly rent, the service costs, whether utilities are included, the total per month, an indication of the deposit that goes directly to the landlord, the income requirement, the available-from date and the rental period in months. You filter on Surface area, Furnished and Registration possible; the exact address follows an invitation.
Because Huurmarkt only makes the introduction, safety rests on the conversation itself. Never pay anything before you have viewed the property in person and signed a written tenancy agreement, and never transfer a deposit, "reservation" or key fee to someone you only know digitally — Huurmarkt will never ask you to. Never share your ID or BSN through the chat. For homes and stays Huurmarkt asks for ID verification through our partner Didit: a photo of your ID plus a short selfie, with no copy and no biometrics stored. Where an owner requires it on their listing, a booking will not go through without it.
Letting out for short stays means you handle the permit side: many Dutch municipalities require a registration number or cap the nights per year, and you take care of tourist tax, working smoke alarms, a clear escape route and mentioning a pool, hot tub or open fireplace. If your own lease or the owners' association forbids subletting, the listing does not belong here (prohibited items). For a long-term rental, proof of ownership or authority is required before you can publish; it is not made public, and the listing is removed if the proof does not arrive (listing an item).
The owner sets the night price, so it is shown per listing; we quote no figure here, because it varies by property, season and number of guests. You pay the night price × the number of nights plus the deposit, and you see that total before you pay. A fixed package — midweek, weekend or week — has its own price for the whole period, with no length discount on top, and if Dutch tourist tax is not included, the amount is stated before you book. Ninety nights per booking at most, and your own bookings at the same place add up if they are less than fourteen days apart — so a long stay cannot be split into short bookings. When you book you declare that your main residence is elsewhere and that you will not register at the address; Dutch tenancy protection therefore does not apply to a stay, but it does to a long-term rental (our rental terms for stays and accommodation, Dutch). For Long-term rental and Temporary housing the owner can switch on the attribute Registration possible; whether it is actually possible in your case is up to the municipality and the owner.
Free: Huurmarkt charges the home seeker nothing under any heading, including registration or agency fees. The owner pays nothing to publish a long-term listing either. You send one response per home, with your motivation (required), your preferred rental period and — optionally — your gross monthly income and some personal details; if your income is below the requirement, the owner decides. You only see the exact location once you are invited. No booking is created and no rent or deposit goes through the platform, so never transfer money before you have viewed the property in person and signed a written tenancy agreement. Under Holiday & short stays you filter on four attributes: Accommodation type, Guest capacity, Minimum stay and Final cleaning included. Furnished and Surface area belong to Long-term rental and Utilities included to Temporary housing, so you will not see those filters on a holiday home — there, furniture and utilities are the norm. What else is in the house (bed linen, towels, wifi, a cot) is described by the owner in the listing and the house rules, and smoking, pets and parties are not allowed by default. No — Huurmarkt protection does not apply to homes and stays; it is not a switch the owner can turn on here, but an exclusion for the whole category. What a stay does have is the deposit: the owner sets it, you see it before you book, and it is at most twice the rental price of the stay, up to €2,000. If the owner cannot provide the accommodation through no fault of their own you get everything back, including the deposit, and you need not accept a replacement stay.
