Managing availability on Huurmarkt

Why is availability important?

Correct availability leads to:

  • Fewer cancellations
  • Fewer no-shows
  • More renter trust
  • Better visibility in search results

Double bookings or last-minute cancellations have negative consequences.


How do I set availability?

Availability is set per listing via:

Dashboard → Select listing → "Availability"

You can:

  • Leave available dates open
  • Block specific dates
  • Block longer periods (e.g. holidays)
  • Pause a listing temporarily

Each listing has its own calendar.


Day and half-day availability

Huurmarkt works with:

  • Full days
  • Half days (morning / afternoon) where allowed

Default half-day windows:

  • Morning: 08:00 – 13:00
  • Afternoon: 13:00 – 18:00

No separate time slots are configured per listing.

Exact pickup and return times can be aligned via chat and recorded at booking level.


What happens at a booking?

When a booking becomes final:

  • The relevant dates are blocked automatically.
  • The item is no longer available for that period.
  • No double booking can occur.

For a request ("Pending"):

  • The period may be temporarily reserved.
  • It's released if the request expires or is declined.

Instant Book vs request

If you allow Instant Book:

  • A booking is confirmed automatically on payment.
  • The dates are blocked immediately.
  • Your calendar must be fully accurate.

If you use Request booking:

  • You first get to accept.
  • Availability is finally blocked after acceptance.

Instant Book requires extra calendar discipline.


What if my item is temporarily unavailable?

You can:

  • Block specific dates.
  • Pause your listing temporarily.
  • Disable delivery temporarily.
  • Disable half days.

Make changes promptly.


Avoiding double bookings

To avoid double bookings:

  • Update your calendar immediately for any external rental.
  • Block dates when your item is in use elsewhere.
  • Check availability regularly.
  • Respond quickly to requests.

Cancelling because of a double booking has consequences for your account.


What if I don't update my calendar?

Inaccurate availability can lead to:

  • Owner cancellations
  • Negative reviews
  • Lower visibility
  • Loss of Instant Book
  • Temporary or permanent account restrictions

You are responsible for keeping the calendar correct.


Availability for longer rentals

For longer rentals:

  • All relevant dates are blocked.
  • Maximum rental duration may be limited by payment provider rules.
  • Consider preparation and maintenance time.

Verify the full period is available before accepting.


Maintenance and preparation

Account for:

  • Cleaning or maintenance time
  • Time between two rental periods
  • Inspection after return

Block extra time between bookings if needed.


What is not allowed?

  • Accepting a booking while the item is not available.
  • Changing availability after a booking is confirmed.
  • Taking external bookings without updating your calendar.

This can lead to disputes and sanctions.
